Chicago Building Code Modernization: Implications for Tenant Remodels in High-Rise Buildings

The Chicago Building Code (CBC) was comprehensively revised in 2019. The revised structural requirements are based upon the International Building Code (IBC) - the modern national standard, while maintaining and introducing special Chicago-specific provisions. After 1 August 2020, all new designs submitted for approval by the city will need to conform to the new code.

This paper analyzes the application of the new Chicago Building Code to a typical tenant remodel of a business occupancy in a high-rise building.  A remodel of an approximately 40,000 square-foot (3,716 square-meter) floor in a fully-sprinkled office high-rise for a single tenant with no change in occupancy (B-Business) will be analyzed.
